What is a 4 Point Inspection?

Four Point Insurance Inspections can often save hundreds of dollars a year in insurance costs. The Four Point Insurance Inspection was created after Hurricane Andrew struck Florida in 1992. It is performed on behalf of the insurance companies and, typically, as a requirement for the insurer offering insurance to the new homeowner. 

The four point insurance inspection benefits both the insurance company and the insurer. 

After previous year's hurricanes in Florida, the Four Point Insurance Inspection has taken on added importance. As insurance companies are beginning to see the benefit of the inspection, the program is spreading to other areas of the country.

The benefit to the insurance company is, obviously, reduced loss risk on homeowner's insurance policies. This is an area of business that has, for many years, been a money loser for insurance companies. 

A four-point Inspection is often a requirement when obtaining a new homeowners insurance policy or renewing an existing policy.

This 4-point insurance inspection includes a limited scope evaluation of the following four systems:

Roofing

Electrical Sytem

Heating System

Plumbing System



The intent of the inspection is to determine the components, general condition, and age of these systems.

What are they looking for in these reports?

It has been our experience that insurance companies are generally looking for the systems inspected during a 4 Point Inspection to be in good working condition and updated when necessary. These systems should not pose any additional risk due to safety hazards, unsafe conditions or deferred maintenance.

Example: leaks, unsafe or exposed electrical wiring, or outdated or overloaded electrical panels. 

Who can perform a 4 Point Inspection?

Most insurance companies require a licensed electrician, a general, building or residential contractor, a roofing contractor or a certified inspector to complete the 4 Point Inspection and certify the report.
